Before you build.
The questions we are asked most often, answered plainly. Where the answer belongs to the regulator, we link to the source.
Do I need a building permit?
Most building work in Victoria needs a permit before it starts. A limited set of minor works is exempt under Schedule 3 of the Building Regulations 2018. Our guide works through each type of work, including sheds, decks, fences, retaining walls, pools, solar panels, repairs and alterations.
How do I apply to be an owner-builder?
If you intend to manage your own domestic building work you generally need a Certificate of Consent from the Building and Plumbing Commission (BPC) before the building permit can be issued. The BPC sets out eligibility, the eLearning assessment and how to apply.
